What Credit Score Do You Need to Buy a House in Kentucky?

There's no single magic credit score to buy a home in Kentucky. Here's how lenders really look at credit, and what to work on if you're not there yet.

It's one of the first questions I get from buyers in Louisville, Lexington and Bowling Green: "What credit score do I need?"

The honest answer: there's no single magic number. And the score you need is probably lower than you think.

I'm Parker Stein, a mortgage broker licensed in Kentucky. Here's how credit really works when you're buying a home.

Every loan program sets its own minimums

Credit requirements aren't one-size-fits-all. Each loan program, and each lender, sets its own guidelines:

  • FHA loans are designed to be more flexible on credit than many conventional loans, which is one reason they're popular with first-time buyers.
  • Conventional loans often reward stronger credit, but there are options across a range of credit profiles.
  • VA and USDA loans have their own guidelines for eligible veterans, service members and buyers in eligible areas, including parts of Kentucky outside the big cities.

Because guidelines vary from lender to lender, a "no" at one bank doesn't always mean "no" everywhere.

Lenders look at the whole picture

Your credit score matters, but it isn't the only thing a lender reviews. They also look at:

  1. Your income, and how steady it is
  2. Your debts: car loans, student loans, credit cards, and how they compare to your income
  3. Your savings, for the down payment, closing costs and a cushion
  4. Your credit history, beyond the score: on-time payments, how long you've had credit, recent late payments or collections

A buyer with a modest score but steady income and low debts can look very different from someone whose score is the only thing they know.

Not there yet? Here's what to work on

If your credit needs some work, that's not a dead end. It's a to-do list. A few habits make a real difference:

  • Pay every bill on time. Recent payment history carries a lot of weight.
  • Bring credit card balances down compared to your limits.
  • Don't open new accounts or finance big purchases right before or during the home loan process.
  • Check your credit reports for mistakes. You can get free reports from each bureau, and errors happen more often than you'd think.
  • Don't close old accounts just to "clean up." Longer credit history can help.

When we talk, I'll look at your actual credit report (with your OK) and tell you exactly what to focus on, so you're not guessing.

Why a broker helps

A bank can only offer its own programs and its own credit guidelines. As a mortgage broker, I compare options from many wholesale lenders, so you can see which programs fit the credit you have today, and what would open up more options down the road.
